Ashmole Estate Regeneration, Lambeth

The Site

Ashmole estate, in the Oval ward of Lambeth, is a mixture of 1930s 5-storey walk up blocks, 1970’s tower blocks, maisonettes and houses. The estate was managed by an ALMO until transfer to MHT in 2010. Adjacent to the Oval cricket ground and bordered by high value Victorian streets and a number of schools, by the mid noughties, the estate badly needed extensive renovation and investment.

MHP worked for five years with residents, resident groups and councillors to develop a ballot-winning offer, which addressed residents’ key concerns. The regeneration goes beyond the physical aspects and the Ashmole Sustainability Strategy was developed to address employment and training needs, sport, health and wellbeing, and developing young people.

The Scheme

With a wide scope and variety of improvement works we can give only a flavour here:

Homes will benefit from new kitchens, bathrooms, wiring, windows, doors and roofs: increased security features to blocks of flats and new digital TV aerials and satellites: improvements to communal spaces e.g. walkways, corridors, landscaping, lighting: increased insulation.

The Deal

The £30.4m refurbishment programme is largely funded by tenants’ rents and private loans.
