Chalkhill - Welford Centre, Wembley, London

The site

Chalkhill was one of MHP's first regeneration partnership projects. It replaced 1,280 high rise concrete flats with new houses and low rise apartment buildings, a supermarket and new open space. Improvements were made to around 500 additional homes, and to Chalkhill School. A series of health, economic and social programmes were also introduced to benefit the local community.

The Welford Centre is intrinsic to the economic and social regeneration of Chalkhill. The £15 million multi-use building is used by local people from the Chalkhill neighbourhood and the wider community of Wembley Park.

The scheme

This land-mark, multi-use building houses a Primary Health Care centre with GP surgeries for Brent Primary Care Trust (PCT), a new office for MHT London staff managing the Chalkhill estate, a community centre and 42 affordable shared ownership flats.

MHT London manages the building, which was completed in March 2009.

The deal

MHP developed a strategic partnership with Wimpey and Brent Council for the major regeneration of Chalkhill. It was a flexible, innovative, pro-active and well funded partnership, which delivered a wide range of tenures and uses, without compromising on design, or the delivery of community initiatives.

The development of the Welford Centre with John Laing Partnership required extensive consultation and co-ordination between stakeholders and future users.
